Architectural Control Committee

The Architectural Control Committee is the authority set forth in the Covenants and Restrictions for reviewing and approving all additions, deletions, and modifications to one's house and lot within Cobblestone Ridge. All external changes to your home and landscaping are included in this requirement, from landscaping to patios and decks, changing the color of one's house or mailbox, to adding a swimming pool. In most cases the town requires that the review must be completed before Canton Township will issue a building permit. This committee is designed is to help ensure the continuity of the subdivision, to maintain the beauty of the homes and grounds, and ultimately to maintain and improve the property values.  

Review Process

  1. The Homeowner puts two copies of the following documents together in preparation for submittal:
    1. Request for Architectural and Landscape Approval Form fully completed.
    2. A topographic survey showing the existing and proposed grades, the proposed location of each building or structure, the proposed location of the septic (on-site sewage disposal) system and the proposed location of drives and parking areas;
    3. Construction and architectural plans including dimensioned floor plans, typical sections and all elevations;
    4. Specifications setting forth the type and quality of all materials and workmanship to be employed including a detailed finish schedule for all exterior materials, products and finishes, with actual brick, stain and shingle samples;
    5. A landscaping plan showing finished grading, planting, sodding, and lighting; and
    6. A construction schedule.

  2. Once the information is complete, please mail the plans to the Cobblestone Ridge Homeowners Association.

    The P.O. Box is checked two to three times a week and all items are date stamped when received.
  4. Plans are reviewed at the next scheduled meeting.
    1. Meetings are held once a month during the Cobblestone Ridge Homeowner's Association Board Meeting
    2. Board meetings are usually held the 2nd Wednesday of the month with the exception of December.
    3. The Cobblestone Ridge Web Page has the date and location of the next board meeting.
  5. Submit two copies of all plans.
    1. One Copy will be filed
    2. One Copy will be returned to the homeowner.
  6. The committee will create a working document that will consist of a checklist of all the Covenants and Restrictions and their basic meaning.
    1. This checklist will be completed for review April 4, 2001
    2. This checklist will be used as a guide to approve plans.
  7. Plans will be reviewed and assigned one of the following:
    1. Approved - Plans submitted were approved and you may begin work
    2. Conditional Approval - Plans must be changed and resubmitted to the committee.
      1. Committee will notify the homeowner of what needs to be changed in writing.
      2. Work can begin
    3. Declined
      1. Plans submitted were not approved and must be changed and resubmitted.
      2. Work cannot begin until accepted
      3. Plans will be reevaluated at the next scheduled meeting
    4. Once the committee reviews the plans they will be mailed back to the homeowner.
      1. Plans will be put in the mail the day following the meeting.
      2. Plans must be accompanied with a self-addressed envelope.
