Covenants, Conditions and Restrictions

The Cobblestone Ridge Homeowners Association is an incorporated, non-profit organization that operates under recorded legal documents known as our Covenants, Conditions and Restrictions (common referred to as C&Rs). The C&Rs govern the residents of Cobblestone Ridge as well as outline the responsibilities of the Association and its Board of Directors.

When Cobblestone Ridge was planned, a certain type of residential community was envisioned. The C&Rs were put in place to ensure that our residential community would maintain its appeal. This has helped to improve both our lifestyles as well as our property investments.

The C&Rs are designed to address our residential community as a whole. They are registered as legal deed restrictions on every resident’s lot. Occasionally, an individual may not concur with a specific restriction and be in violation. When this happens, the Association is required to address the violation and take appropriate action.

Fine Policy

At the Association meeting held on May 10, 2001, the Association Board presented a proposal to amend the Covenants, Conditions and Restrictions to include a fine policy. This amendment was approved by the residents and was registered with Wayne County. The fine policy is now included as part of our C&Rs.
